SR. PROPERTY DIRECTOR, Spanish Fort Town Center, Mobile Alabama. This project has almost $100 million in loans, and contains both retail and residential components including a 200 unit apartment complex, a Bass Pro Shop, Kohl’s, JCPenny and many more retail shops. I assisted the receiver in organization of the collateral, inventory, marketing information and court reporting. I am also in charge of the insurance policies and the real estate taxes for this project.

SR. PROPERTY DIRECTOR, Reynolds Plantation/Linger Longer Development Company. This project has multiple lenders and over $250 million dollars in loans, this community contains six world class golf courses, 374 miles of shoreline along Lake Oconee, 4 marinas, four clubhouses, six restaurants, tennis courts and thousands of acres. Assisted the Receiver in initial takeover and implementation of receivership plan in this major project. Assisted Receiver team in sales and marketing efforts, funding requests and budgets. Continues to work with management team to handle the day to day operations of the Receivership.

SR. PROPERTY DIRECTOR, 400 CLEVELAND LLC-AmSouth Bank Building, downtown Clearwater Florida. I am currently the Receiver’s project leader on this nine story above grade office building. This project had numerous differed maintenance issues, code compliance issues and vacancy issues at takeover. Have worked closely with management team to improve leasing and tenant retention, cut costs and improve common areas.

SR. PROPERTY DIRECTOR, MOORINGS AT CARRABELLE, A 150+ slip marina located in Carrabelle Florida. I am currently the Receivers project leader on this Marina/Condo/Hotel with fuel docks, a restaurant tenant and a bait shop. In addition to project takeover and initial assessments duties included land lease permit extensions, underground storage tank removal, environmental reporting and preparing deficit funding requests as needed. Was instrumental in the day to day decision making with management and staff.

COURT APPOINTED RECEIVER, Waterfront USA, LLC., Appointed Receiver over Mobile Home

park in Gibsonton, FL. Handled park cleanup and demolition of condemned homes. Maintained vacant land and secured property. Corrected code violation issues and erosion/environmental issues. Worked with lender to market the property.

SR. PROPERTY DIRECTOR/AGENT, Naidip Hospitality LLC., Directed the oversight of this 296 room Days Inn Hotel in Tampa Florida. Duties include assisting in management of property, review of all financials, and work with attempting to regain Days Inn franchise. As the consultant to operation of hotel I was key in helping to increase sales through more effective marketing. Additional responsibilities included interviewing of management companies and acting as point person for the takeover of property. Upon discharge of Receiver, the firm continues to manager the property under our brokerage arm and I am currently working with potential purchasers.

I assisted management team and Receiver in the takeover and monthly operations of the project. Review and assistance in Court Reporting. Suffolk Property, INC., Assisted Receiver and directed the oversight of this corner lot with a BP Gas Station as a tenant. Duties include takeover of property, oversight of financials and negotiations for sale. Handling sales and marketing of property. Negotiated successful contract for sale at 100% of banks loan.

SR. PROPERTY DIRECTOR, Windermere Business Center LTD., A premier mixed-use office and retail development in Orlando Florida with 110 units and over 133,000 total square feet. This project has a loan of over $19 million dollars. Instrumental in the takeover and organization of project, and currently working daily with our management team to develop the sales and association budgets. Currently serving as officer and director of the condominium association.

Responsibilities include initial assessment of all homes and land, review of any existing contracts, past due taxes and requirements for completion of construction. Assisted in preparation of budgets for lender deficit funding. Involved in hiring of contractor to complete homes, and parties to be involved in the sales and marketing of all existing property. Extensive involvement in routine land maintenance, lot clean up and erosion control issues.

SR. PROPERTY DIRECTOR, La Paloma Plaza, in South Daytona FL. Assisted Receiver in replacing the existing Receiver after she was forced to withdraw. Worked on auditing past Receiver’s accounting and performance. Worked with property tenants and managers to stabilize existing tenant base. Hired new property management company and worked closely with them to correct numerous code compliance issues and bringing the property into compliance.

SR. PROPERTY DIRECTOR, LHI Ponce Inlet Marina, Ormond Beach FL.. This property had an

outstanding $5 million dollar loan on the 165 slip marina with a restaurant and fuel docks. Instrumental in takeover and initial assessment of the project, including addressing life safety issues and compliance issues with local municipalities. Worked daily with dock master and managers to improve performance, leasing and fuel sales for the marina. Handled sales and marketing of the property, assisted in hiring of broker and currently working on negotiations for the sale of the property.

2009
ASSISTANT TO RECEIVER, Towers at Channelside. A $105 million dollar syndicated loan involving 5 lenders. At this property the Receivership was required to complete management and sales of unsold units. Receivership took control of the property and handles all existing contract holders, escrow disputes, owner and tenant issues as well as the Condominium Association. Work closely with property manager on all owner issues. Worked with Receiver to prepare a plan for marketing and sales as well as management and reduced the Association budget without increasing the developer contribution. Total sell out estimated at $55 million. Served as officer and director of both Association boards.

ASSISTANT TO RECEIVER, University Club Apartments. $25 million dollar student housing complex in Ft. Myers Florida. Brought in student housing management specialists to run the property and increase occupancy. Assisted in marketing and bringing in offers and contracts for purchase of property. Worked closely with management to oversee the day to day issues.

ASSISTANT TO RECEIVER, Back Bay at Carillon. Assisted Receiver on this $33 million dollar luxury condominium. Prices ranged from 495K to 725K. This project in St. Petersburg, Florida consisted of 54 unsold units. Responsibilities included the complete operation of the property and condominium association. Worked closely with property manager on all owner issues. Additionally created a budget for operational purposes and took over the rental of 22 units while working with prospective buyers to market the units. Served as officer and director of developer controlled Association board.

ASSISTANT TO RECEIVER, Regent Park Condominiums, Orlando, Florida. Assisted Receiver in taking control of this 196 unit development. Assisted in finding and hiring contractor to finish construction of the remaining 45 units. Took over control of the Association. Brought in new management company and created operational and deficit funding budget. Worked closely with property manager on all owner issues. Put into effect sales and marketing program for sales. Approximately 48 units had contracts with deposits that were expired. Assisted team to mitigate costs to deal with all existing contracts. Served as officer and director of developer controlled Association board.

ASSISTANT TO RECEIVER, Waterford Palms at Riviera Dunes. Assisted Receiver for this luxury condominium development in Manatee, Florida with an outstanding loan of $22 million known as Waterford at Riviera Dunes. Property included original building of 58 units selling for between 300K and 1.2 million dollars. Took control of the Homeowners Association, developed working budget for the Association and created budget for the day-to-day operational expenses to allow deficit funding to be received. Worked closely with property manager on all owner issues. Stabilized property allowing for the

bulk sale to occur. Served as officer and director of developer controlled Association board.

2008
ASSISTANT TO RECEIVER, Keys Marathon Marina, a $22 million dollar loan. Assisted Receiver on one of the largest marinas in the Keys, this project had 135 large deepwater slips as well as fuel docks and a repair and storage yard. In addition duties required removal of tenant in 6500 sq. ft. restaurant, assisting in negotiation of submerged land lease with the State of Florida, preparing deficit funding requests as needed, and assisting in the correction of numerous environmental deficiency’s with the DEP. Was instrumental in the day to day negotiations that resulted in the sale of the property.

2008
ASSISTANT TO RECEIVER/AGENT, Hammocks at Cape Haze. Assist Receiver on this luxury condominium complex in Placida, Florida. Development loan was in excess of 20 million dollars. Responsible for working closely with property manager and Association Boards including serving as officer and director of three Associations. Assisted in the creation of budgets and met with prospective contract holders. Worked with Receiver to setup program for both sales and rentals of developer units. Worked closely with Real Estate Broker handling rentals of vacant units and property manger. Reviewed and submitted funding requests to bank as necessary. Upon discharge of the Receiver, the firms brokerage arm took over the management on the asset and negotiated a successful sale of the property.

ASSISTANT TO RECEIVER, Levitt Homes. A $125 million loan. The property was comprised of 8 residential developments across the state of Florida. There are over 3,500 buildable home sites, in excess of 150 existing built homes including over 50 furnished model homes and hundreds of acres of land under the control of the receiver. In addition, served as board member on 5 HOA’s, board member of a community development board (CDD), and was responsible to interface with the municipalities where the properties are located. Numerous issues of permitting, compliance, concurrency, and zoning are handled on a daily basis. Additionally, the preservation and upkeep of the existing structures for collateral valuation and enhancement are necessary. Assisted in the planning and organization for the sales and marketing of the existing homes, and in some developments, completion of amenities.

2008
ASSISTANT TO RECEIVER, The Reserve at Naples. Assisted Receiver on this luxury 250 unit condominium complex in Naples, Florida. Responsibilities included operations, hiring of on-site management company, since property was developer controlled. Served as Secretary Treasurer of the Condominium Association. Remaining 73 units were rented achieving occupancy of 92%. Worked closely with property manager on day to day issues with tenants.

2008
ASSISTANT TO RECEIVER, Wilton Towers Development. A residential tower in Ft. Lauderdale with an outstanding loan of $24 million. Assisted in operations of the site. As a rental property the receivership achieved 93% occupancy. Responsibilities included complete operation management by the receivership, correction of code violations, marketing and income stabilization, and preparation for sale. Handled all permit issues and brought property back to code compliance. Reduced operating costs to balance income and expenses. Worked closely with property manager on day to day issues with tenants.

2007
ASSISTANT TO RECEIVER, Neumann Homes. Assisted Receiver on seven existing residential communities in the Chicago area for a well-known homebuilder who was in Chapter 11. Responsibilities include the winterization of all existing homes in various stages of completion and immediate winterization of homes partially built. In addition, Receivership team completed a cost to complete on all existing homes to prepare for sale. Working with local city authorities for permitting issues and concerns. Worked closely with all property managers on day to day issues with owners and municipalities. Served as Board member on 5 of the 7 homeowners Associations.
